Building Condition Assessment: How Well Do You Know Your Building?

Periodic building system assessments are usually performed to fulfill specific transactional due diligence requirements. Just as important though, assessments for future capital planning purposes can inform property managers and owners of financial resource needs to prioritize and plan for future capital projects. Case studies will be examined to illustrate issues found during recent building condition assessments to allow property managers and owners to be on the look-out for similar failure mechanisms at their facilities.

Jon Juffs is the Director, Facilities Assessments and Restoration at McIntosh Perry. His team conducts, delivers, and analyzes many reserve fund studies, pre- performance audits, performance audits, failure investigations, and property condition assessments. Jon’s career is dedicated to the assessment and rehabilitation of occupied buildings. He is a member of OACETT, OIQS, ACMO, and CCI who awarded the ACCI designation to him in 2005. In 2006, Jon co-authored the book “Reserve Fund Essentials” a very tell-it-like-it-is resource for Owners, Managers, and Professionals involved with capital repair planning in co-owned property environments.

Mario Morana, Manager, Hazardous Materials/Environmental Health & Safety
With over 20 years of experience, Mario Morana currently manages the Hazardous Materials/ Environmental Health & Safety at McIntosh Perry. Working closely with clients, contractors and other project stakeholders, Mario manages projects on a regional to national level, ensuring project milestones are met and a high-level of customer service is maintained. He has extensive experience in asbestos, mould contamination, designated substance’s surveys, abatements, indoor air quality (IAQ’s), environmental site assessments, and industrial hygiene. Mario’s strong construction background coupled with his strong leadership skills and diverse experience of the industry has proven beneficial in providing several clients and contractors with direction and resourceful solutions for a wide variety of projects.
