The cause of concrete deterioration of parking garages and balconies is usually corrosion of the reinforcing steel embedded in the concrete. Reinforcing steel is usually in a passive environment. However, chloride and carbonation can destroy this passive environment thus initiating corrosion in the presence of air and water. For a solution to be effective, it has to account for the full extent of the damage and needs to be executed properly.

For maximum lifespan, building owners or managers may need to be educated about any preventive options that may be available.

What is a Building Envelope?

The building envelope is an environment barrier separating the exterior environment from the living space. It consists of the foundation, walls and roof – everything that keeps the weather out and the comfort in. It provides strength and rigidity when the wind blows, pressure changes, and when vibration occurs. It provides the strength that keeps a building standing, and provides support for all of the users and materials it houses.

The envelope is often where a building will start to show its age. Cracks in concrete, water stains on ceilings, or even exposed rebar are signs that attention is long overdue.

Challenges to the Building Envelope

Water

Water is one of the greatest stressors to the exterior of a building. This includes rain water, ground water, melt water, and water vapour.

Water is at its most destructive when it changes state. It expands when it freezes and can penetrate at joints in materials when it thaws, or penetrate materials themselves as vapour. It’s essential that the right solutions are implemented at the appropriate points of vulnerability.

Salt

Across the country, road salt causes reinforcing steel to rust which causes significant damage to concrete. Over time it can penetrate concrete, cause rebar to rust, and create unsafe and unsound situations. Simple “chip and patch” repairs may not always work, depending on the extent of the damage.
