Maintaining Safety and Increasing Property Values
Buildings represent an incredible investment opportunity, but only if you preserve them. Without upkeep and repairs, the value of your property will fall. Whether your building is residential, commercial, or industrial we can provide complete consulting and repair/rehabilitation services.
The engineers at McIntosh Perry have decades of experience not only in building construction, but in advising owners and managers on repairs and upgrades. We have worked with condo boards / strata boards, rental apartment building portfolio owners, real estate investment trusts (REITs), commercial building owners, architects, and general contractors. We can both assess current condition and advise on solutions, including which ones pay off in terms of property value increases.
From foundation to rooftop, we can help with all parts of your building. Our expertise is so trusted that we’re often called in to troubleshoot issues that other firms and contractors have missed. We go further to communicate clearly in layperson’s terms so owners understand what the information means to their future prosperity.
Our optional project management services can ensure the work is done in a timely and cost effective way. We can handle all or some steps of the process, depending on your needs.

Concrete Repair and Restoration for Parking Garages and Balconies
Parking garages and balcony slabs are particularly vulnerable to the ravages of water, salt, temperature change, vibration, and simple wear and tear.
The cause of concrete deterioration of parking garages and balconies is usually corrosion of the reinforcing steel embedded in the concrete. Reinforcing steel is usually in a passive environment. However, chloride and carbonation can destroy this passive environment thus initiating corrosion in the presence of air and water. For a solution to be effective, it has to account for the full extent of the damage and needs to be executed properly.
For maximum lifespan, building owners or managers may need to be educated about any preventive options that may be available.
Walls and Windows
We can help with all types of cladding repairs and replacement, including masonry, windows, curtain walls, EIFS (exterior insulation and finish systems), and sealant. Our extensive database of materials and their performance in the real world can help you understand which solutions work best in the long term.
Proper testing is vital for roofs, especially for high rises, as leakage problems will inevitably follow the pull of gravity. We are also fully qualified to execute any repairs and upgrades (including preparing roofs to become recreational areas, or installing green roofs).
Testing for Water, Air, and Energy Leaks
We use a variety of testing types (depending on the issue) from simpler water and pressure tests to advanced systems like thermographic imaging, electrical vector mapping, and digital mapping.
We can help you learn if your building or building elements are performing as per the design expectations at time of construction. There are many real-world conditions that can cause building materials to age more quickly if not properly accounted for, and we can advise you on solutions.
What is a Building Envelope?
The building envelope is an environment barrier separating the exterior environment from the living space. It consists of the foundation, walls and roof – everything that keeps the weather out and the comfort in. It provides strength and rigidity when the wind blows, pressure changes, and when vibration occurs. It provides the strength that keeps a building standing, and provides support for all of the users and materials it houses.
The envelope is often where a building will start to show its age. Cracks in concrete, water stains on ceilings, or even exposed rebar are signs that attention is long overdue.
Challenges to the Building Envelope
Water is one of the greatest stressors to the exterior of a building. This includes rain water, ground water, melt water, and water vapour.
Water is at its most destructive when it changes state. It expands when it freezes and can penetrate at joints in materials when it thaws, or penetrate materials themselves as vapour. It’s essential that the right solutions are implemented at the appropriate points of vulnerability.
Across the country, road salt causes reinforcing steel to rust which causes significant damage to concrete. Over time it can penetrate concrete, cause rebar to rust, and create unsafe and unsound situations. Simple “chip and patch” repairs may not always work, depending on the extent of the damage.
Increasing Energy Efficiency Requirements
Buildings are growing taller and windows larger and more numerous, but owners and users increasingly want to save more energy. While sometimes well-designed HVAC systems can make up some of the slack left by pushing designs to their limits, there are often small flaws that can make a big difference to efficiency. That’s why it’s important to ensure that details like seals around windows are doing their part, and that windows themselves are performing as promised.
The expectations of owners, prospective buyers, or occupants are shaped by what they see around them and what they know other buildings have. If your building is older, you may be considering upgrades to help improve your building.
For residential buildings, in some cases it may help increase property values to add amenity areas to the roof, or to improve windows. In other cases, however, this could be wasted money. It’s only with accurate data can you make the right decisions.
