McIntosh Perry provided the Margaret Laurence Housing Co-operative Inc. with complete Building Condition Assessment & Reserve Fund Study. The assessed property was approximately 26 years old and consist of a 17-storey building containing a total of 149 residential units, and a two-level shared underground parking garage.
McIntosh Perry final report included observations made during the visual assessments of the exposed portions of the structure, parking garage, building envelope, interior finishes, roof systems, exterior paving and mechanical and electrical installations together with conclusions regarding the conditions requiring repair and our recommendations with regard to the general extent of the remedial work required. The report also included a 30-year capital program as well as a recommended annual capital program budget.
