McIntosh Perry was retained by Camrost Felcorp Inc. to conduct Phase One and Two ESAs, HSAs and Geotechnical Consultant Investigations for the property located at 129 St. Clair Avenue West, Toronto, Ontario. The property had been occupied by a community church building (Deer Park United Church) since the early 1900s.
The Phase One and Two ESAs were intended to support the filing of an RSC with the MECP in accordance with O. Reg. 153/04, as amended, for the purpose of redeveloping the property for residential use. The property was proposed to be redeveloped with a 27-storey tower, which would incorporate the front portion of the historic church, a public courtyard, and five levels of underground parking. The purpose of the HSA was to investigate the hydrogeological conditions at the property for the proposed construction and building permit purposes.
