Congratulations to 143-153 Arlington Avenue Project Team and Centretown Citizens Ottawa Corporation (CCOC) for their win at the 2019 Ottawa Urban Design Awards. Arlington Avenue won the award for “Community Partnership.”

New to 2019, the Community Partnership Award is awarded every two years to a residential infill development project that best exemplifies the positive outcome of collaboration efforts between homebuilders and the community. The project must be completed between September 1, 2017 and September 1, 2019 and only constructed projects are eligible.

In partnership with CSV Architects, McIntosh Perry was the sub-consultant for this project. We provided civil engineering services to get site plan control with the City of Ottawa, this included lot grading design, drainage, servicing design, storm water management, water resources, environmental compliance approval, construction inspection and the release of securities. Our team provided drawings and reports for site plan approval and submittal to the City, Conservation Authority and Ministry of Environment, Conservation and Parks.

The site was located in an area already developed with residential dwellings surrounding the property. Maintaining elevations at the property lines and tying into existing infrastructure while managing stormwater and draining the site was a concern of surrounding neighbors. Our team was able to use innovative grading techniques and curb in strategic locations to mitigate any runoff going onto adjacent sites. Stormwater management was completed in the parking area at the rear of the site with an emergency overflow towards the street to ensure flooding of the site and properties would not be an issue.
The 3-storey, 16-unit affordable low-rise apartment building is designed to meet stringent energy standards (Passive House targeted) within a non-profit framework.
