Land Development
Whether a small commercial site plan in a village setting or a large urban subdivision, McIntosh Perry is
able to provide a full range of services to take land development projects from the conceptual stage through to
construction. Our team is composed of planners, engineers, surveyors and technical support staff, all with
extensive practical experience in land development projects. Even before concept plans are drawn, we are often
asked to comment on the feasibility of development proposals from many perspectives. We investigate potential
obstacles to land development projects to identify and address, if possible, problems before much time and money
is spent. A critical part of this exercise is pre-consulting with municipalities and review agencies, and
maintaining a good working relationship with them throughout the approval process. Yet, while we aim to guard
against problems, we also look for opportunities offered by the site and its surroundings. With a full
understanding of available planning tools and a wealth of experience in projects across Eastern Ontario,
we are able to provide comprehensive project management services to develop creative design options for a
successful project. Our aim is avoid any conflict that may arise through the approval process through
negotiations or dispute resolution, but if the project goes before the Ontario Municipal Board, our professional
staff is able to provide credible expert testimony.
Some of our services related to Land Development include:
- Development Feasibility Studies
- Urban, rural and recreational subdivisions and condominiums
- Land division by severance and part lot control
- Site plans
- Other planning approvals (e.g., Official Plan amendment, rezoning, minor variance, etc.)
- Aggregate resources licenses and approvals
- Project Management
